From "Dreaming" to "Keys in Hand": Buying your home on the Costa del Sol in 2026 🔑🏠

So, you’ve picked your favorite spot—maybe a penthouse in Estepona or a villa in Mijas. Now, how do you make it yours without the stress?

Buying in Spain is exciting, but it’s different from back home. Here are the 4 steps to a "stress-free" move this year:

Step 1: The NIE is King. You can’t even open a bank account without your Foreigner ID Number. Get this started at the Consulate now to save weeks of waiting later!

Step 2: Budget for "The Plus." In Andalucía, remember to add roughly 10-13% on top of the purchase price. This covers the Transfer Tax (ITP), Notary fees, and Land Registry. No surprises!

Step 3: Lawyer First, Agent Second. Your lawyer works only for you. They check that the house has no "hidden" debts (like old water bills or community fees) that stay with the property.

Step 4: The 2026 Digital Perk. Use the new Spanish Residency App to track your application. It’s made the "paperwork headache" of the past much, much smaller.

The Best Advice?Don't rush. Rent for a month in your chosen town first. See where the sun hits the terrace in the evening and where the best local bakery is. The "Coast of the Sun" isn't going anywhere! ☀️
